Connected water leak detection has come down significantly in price over the last 3-5 years. A whole-house system that 5 years ago cost $3,000-5,000 is now $600-1,500 installed. The technology has also matured, false-alarm rates are low, app interfaces work, and integration with major insurance discounts has begun. For Gold Coast homes with the burst-risk profile (flexi hoses past 7 years, older copper in coastal suburbs, holiday-let units), the maths now favour installation.
Here's what actually works in 2026, what to skip, and what we install.
The three categories of smart leak detection
1. Point sensors (wireless puck-style)
Small wireless sensors placed under sinks, behind toilets, near hot water units, in laundry. Detect water present, alert via app. Battery-powered (1-3 year battery life). Some integrate with shut-off valves to automatically close water if a leak is detected.
- Cost: $40-150 per sensor, plus $0-200 for the hub
- Best for: Adding to specific high-risk fittings without whole-house upgrade
- Brands worth installing: Govee, Aqara, Shelly Flood
2. Flow-based whole-house monitors
A flow sensor on the incoming water main monitors usage patterns. Detects anomalies (constant flow when no one is using water = leak somewhere). Some models integrate an automatic shut-off valve. Connects to your home Wi-Fi, reports via app.
- Cost: $800-2,500 supply and install
- Best for: Whole-house leak detection, especially for holiday-let owners and homes with no occupants during work hours
- Brands worth installing: Phyn Plus, Flo by Moen, Watch a Drop
3. Smart water meters (utility-provided)
Gold Coast Water has progressively rolled out smart meter upgrades. If you have one, you can access hourly water use data through their online portal. Excellent for detecting unusual patterns but no automatic alerts or shut-off.
- Cost: Free, gradually rolled out by GCW
- Best for: Confirming what your usage actually looks like, spotting anomalies after the fact
What we recommend for typical Gold Coast scenarios
Owner-occupied freestanding home, 30+ years old
Whole-house flow monitor with automatic shut-off ($1,200-2,000 installed). Pinhole copper leak risk in older homes makes the automatic shut-off worth the cost.
Apartment in older Surfers / Broadbeach tower
Point sensors under kitchen sink, behind toilet, near HWU ($150-400 total). Low cost, catches the highest-likelihood failure points. Whole-house flow monitor harder to install in apartment context.
Holiday-letting unit
Whole-house flow monitor with shut-off ($1,200-2,000 installed) plus point sensors at HWU and high-risk fittings. The combination catches both gradual and catastrophic failures while the unit is empty between guests.
Acreage home on tank water
Different system, flow monitoring on the pressure-pump output catches leaks downstream. Smart tank-level monitoring (separate category) catches catastrophic pump or tank issues. Combined system $1,500-3,500.
Premium canal-front home
Full whole-house system with shut-off plus point sensors throughout. Cost ($2,000-3,500) is negligible compared to premium fitout value at risk.
The insurance discount angle
Several Australian insurers now offer premium discounts (typically 5-15%) for homes with documented automatic-shut-off leak detection. The discount over 5-10 years often pays for the system installation. Check with your insurer.
Some insurers also reduce excess on water damage claims for protected homes. Worth getting in writing before installation.
What to look for in a system
- Actually closes the water (motorised shut-off valve on the main), not just alerts
- Wi-Fi or cellular connectivity with reliable uptime (Wi-Fi works for most, cellular is backup for outage scenarios)
- App with usage history and alerts that the owner can actually understand
- Integration with insurance reporting (some systems generate monthly reports)
- Manual override so the homeowner can close or open the valve from anywhere
- Local installer support for warranty and service
- 5-10 year warranty on the valve and flow sensor
What to skip
- Battery-only alert-only sensors with no shut-off. They tell you about the leak but do not stop it. Useful only as supplementary monitoring.
- DIY-install whole-house systems requiring tap into the main. Installation is licensed plumbing work in Queensland.
- Cheap no-name imports with no Australian support or warranty.
- App-only systems requiring active engagement from the owner. The whole point is automatic protection.
What the installation involves
For a whole-house flow monitor with shut-off:
- Isolate water at the meter
- Cut into the main water supply just downstream of the meter (or at the house entry point)
- Install the flow sensor, shut-off valve, and Wi-Fi module
- Connect to power (typically standard GPO within 2 metres) or via PoE if the location supports
- Configure the app and connect to home Wi-Fi
- Test the shut-off mechanism by manually triggering
- Calibrate normal usage patterns over the first 7-14 days
- Connect to app for owner
Total install time: 2-4 hours. Total cost depending on brand and location: $1,200-2,500 supply and install.
Common questions about smart leak detection
Will it false-alarm on legitimate use like filling a bath or running the dishwasher? Modern systems learn your patterns over the first 7-14 days and accommodate. False alarms are rare after calibration.
Does the shut-off work if the power is out? Most modern systems have battery backup on the shut-off valve specifically. The flow monitor and alert function need power.
Can it differentiate between irrigation, pool top-up and household use? Some advanced systems do. Most treat any flow as monitored use, which means you need to teach the system that scheduled irrigation is normal.
The maths over 10 years
For a typical Gold Coast home with a $2,000 installed system:
- Hardware + install: $2,000 once
- Insurance discount at 10% on $1,500/year premium = $1,500 over 10 years
- Net cost: $500 over 10 years
- One prevented major leak event typically saves $5,000-30,000 in water damage
Even ignoring the prevented-damage value, the insurance discount alone makes the system roughly break-even. With prevented damage factored in, the ROI is overwhelmingly positive for any home with elevated risk factors (older copper, holiday-let, premium fitout, frequent traveller, etc).
